Plumber Lane Cove West

1000+ five-star reviews

Burns Bay Road cuts through the heart of Lane Cove West on its run down toward the river, and almost every turnoff from it lands in a quiet loop or cul-de-sac of single-storey brick houses, built out from the mid-1950s on what had been farmland beside the Lane Cove River.

A Riverview plumbing team that already works this pocket. One mid-century building wave left the whole suburb with earthenware sewers, storage hot water units now well past their prime, and backyards that fall away toward the water. That is the worklist we carry on the van every day, and the reason the drive here is usually a short one.

The services we bring to these streets

  • Emergency plumbing: water where it should not be, toilets overflowing, cylinders gone cold and any gas smell, taken at any hour
  • General plumbing: dripping taps and failing mixers, showers that leak, bathroom and kitchen jobs, hidden leaks traced, new appliances connected, backflow devices tested
  • Drainage: blocked drains and sewers cleared properly and camera-checked, stormwater fixes for sloping blocks, and no-dig pipe relining
  • Hot water: repairs worth doing, end-of-life replacements and brand new installs, across gas, electric and instant systems

Roots meeting the old clay sewers

Mature gardens and the bushland around Cullen Street Reserve push roots into the earthenware sewers that went in with the post-war subdivision. Those original vitrified clay lines crack and shift at their joints, trapping paper and root mass until the main blocks solid.

When a sewer on Penrose Street or Myee Crescent stops without warning, clearing it is only half the job. The camera goes in afterwards to show exactly which joint has failed, and from there the choice between a targeted drainage repair and full pipe relining is made with the evidence on screen, not on a hunch.

When the storms run downhill

The land here falls to the Lane Cove River and Burns Bay, so roof and surface water has to travel across falling ground on the way. Big summer downpours sheet off the ridge streets toward Blackman Park and the river flats, and the ageing pits further down the hill simply were not sized for it.

Yards that turn into ponds after a storm are a drainage problem, not a fact of life. Modern, correctly rated pits, regraded lines and, on the steepest blocks, charged drains move that water where it belongs, and the stormwater page explains how we design it.

Cylinders that retire in bunches

One build wave, one retirement wave. Because so many houses went up together in the 1950s, their hot water units are bowing out together too, and swapping them after dark is routine work for our crew. Winter is the peak, as the brick-veneer homes still running original copper and first-of-the-line cylinders finally give in on the coldest mornings.

Whether the honest answer is a hot water repair or a complete hot water replacement, you will know which, and what it costs, before a single tool leaves the van.

Good questions, straight answers

What Lane Cove West locals want to know

Why do the hot water systems in this suburb tend to give out around the same time?

Much of the housing went up in a single mid-1950s building wave, so the original storage units aged together and replacements now arrive in clusters, with winter the busiest stretch.

Can a cracked earthenware sewer line be repaired without excavating the whole yard?

In most cases yes, because pipe relining rebuilds the pipe from the inside and leaves mature gardens, driveways and lawns untouched on the blocks that need it.

Is there any charge just for having a plumber come out and look?

No, the call out fee is $0, and a fixed written price lands in your hands before any work begins, so there is no obligation to proceed.

Do the streets falling toward the river have particular drainage trouble?

They can, since stormwater travels across falling ground, and the ageing pits further down the hill can be overwhelmed when big summer storms arrive.
